A title insurance policy protects you and/or the lending institution in the event that your ownership and/or rights to a property are challenged. Before buying any property, clean title is a must. A title search tells the story of the property and its owners via historical public records, including deeds, mortgages, and court records. An examination of this information is performed and the proper disposal of any encumbrances on the property, such as unpaid taxes or liens, outstanding mortgages, judgments, utility, or other easements, a title commitment is issued. The insurance policy is produced following the closing, after insuring that all matters affecting title have been properly cured.
